🔴CNBC TV18 LIVE...
Well, DLF have witnessed record gross collections in the third quarter—5,100 crores—and they've also turned gross debt-free for the first time since the IPO. The company believes it will achieve its FY26 bookings guidance of 22,000 crore. Ashok Tyagi, managing director of the company, is with us.
Good morning, it's always a pleasure to see you on CNBC TV18 and speak to you. Prashant this side. Numbers are... I don't think there were any new launches expected in this particular quarter. But increasingly we are hearing chatter that in the core market you operate in, which is Gurugram, the sentiment actually is quite poor. Noida is still holding up pretty well, but Gurugram as a market seems to be poor. In terms of your premium project Delhi sales, I don't think there were any sales which came through. Do you treat that as a slight negative? Just your thoughts on what we are seeing in the NCR market.
Good morning, Prashant. As far as The Dahlias is concerned, we also articulated that on the analyst call. We've had a slight redesign in the layout of the product to give customers an even better experience. Post RERA, if you do even a slight tweak, you have to get approval of the customers to whom bookings have been made and then go back to RERA. So Q3 was a pause on daily sales on account of the slight redesign. Delhi sales have resumed in Q4 as we speak.
To your broader question, Prashant—in the markets that we operate in, which is basically the luxury market—we are not seeing a slowdown, especially for credible players. You can see across the country that the bigger, more institutionalized players are continuing to sell their stuff, especially at the upper end.
What's happened is that in the last few quarters, buoyed by the success of the overall luxury market, some new entrants have also moved into the luxury market, and maybe the customer is becoming slightly more discerning in sticking to tried-and-tested, better developers versus the new ones. Some of them may be facing headwinds in their market. But for us—be it Delhi sales, be it the resale markets in earlier products like Priyadarshini and Arbour, be it our coming launches—we are continuing to see reasonably strong traction.
