Eroğlu Gayrimenkul is introducing its new project, Skyland Istanbul, to the press today at Çırağan Palace. We are here with Mr. Nurettin Eroğlu, Chairman of the Board of Eroğlu Holding. Mr. Eroğlu, first of all, congratulations. Could you give us a brief overview of the project? How many residences and how many stores does it consist of?
N
Nurettin Eroğlu0:34
Of course. This is a project we've been working on for about two and a half years. We currently have 14 projects, but this is one of the most important ones — both for its architecture and its location. It's a mixed-use project. Currently, on both the Anatolian and European sides along the Bosphorus, if you think of Büyükdere Avenue and Maslak as two shoulders, this project sits right on the neck like a necklace. Traffic issues are completely resolved; we're working on the metro connection right now. It's a mixed-use project with two high towers — one is a mid-rise, though it's still large — one is a 300-room hotel, one is nearly 1,000 residences, and one is office space. Underlying the whole project is something we consider the backbone — a two-story open-air shopping mall, with one floor accessible by car. One floor features famous textile, accessory, and watch brands, and the other floor has famous restaurants and fast-food outlets, plus a 12-screen cinema. It's not tucked away on the outskirts — it's in a prime location. It's truly a mall above a mid-size mall, with about 60,000 to 70,000 square meters of leasable space. We're originally from Central Anatolia — from Aksaray — and I'd say we were inspired by Cappadocia for this project. If you look at it from certain angles, the architecture evokes fairy chimneys. We gave a very specific briefing on that, and the resulting design stayed true to it. We hope it brings good fortune to Turkey, to Istanbul, and to our family.

During the meeting, you mentioned that this year would be a delivery year for previously started and ongoing projects. You also mentioned that you would be launching four new projects this year. Could you give us some more details on those?
N
Nurettin Eroğlu2:46
Of course. Two of them are shopping malls in Anatolia — one is nearly finished, and we expect to complete it within a month or two. One is a larger project, primarily residential. The other will be a mixed residential and office project. We plan to begin developing those and bring them to market by the end of the year.

Could you tell us a bit more about the architectural features of Skyland?
N
Nurettin Eroğlu3:10
Yes, architecture is very important to us. Coming from a textile background, we place great value on aesthetics — not just for Skyland but for all our projects. For example, the Launch 1 and Launch 2 projects in Halkalı are among the most significant developments in that area, in terms of facade, landscaping, and how they compare to surrounding structures. The Merter Platform project is also very unique. We opened our mall in Antalya last Saturday, and it's truly one of Antalya's finest — designed by Brø, an open-air mall. Our 30 years of experience in textiles and branding, combined with six years in construction and real estate, have brought us to a level of mastery, and this project deserves that. For a large-scale mixed-use project like this, we're working with the very best specialists — in landscape, interior design, structural engineering, foundations, and high-rise facade engineering. This is a project we care deeply about. We believe it will add tremendous value to Istanbul, and it's a landmark project for our family as well. That's why we were so meticulous even with the launch, waiting for spring and making sure everything was perfectly in place.

Speaking of the social facilities within Skyland Istanbul, what can you tell us about those?
N
Nurettin Eroğlu4:43
The hotel itself is a social facility — it has spas and a serious swimming pool. The residences side also has a large spa. Outside the hotel, there are swimming pools — it's a top-quality, high-end living center, operated and built to the highest standards.

Last question — your project is very close to the Türk Telekom Stadium. Are you seeing interest from Galatasaray fans or the club's management?
N
Nurettin Eroğlu5:11
Absolutely, a lot. As you know, Galatasaray fans are very passionate, and they come by frequently. There are people involved in these projects as well, and we believe conversations will follow.

Can you give us any names?
N
Nurettin Eroğlu5:27
Let's not give names — it wouldn't be right to mention individuals without their consent.

Thank you, goodbye.
