Hello Cheryl, and thank you for your question. I understand why it may seem as if we're always talking about fair housing and that some people think it's overkill, but the truth is fair housing laws can be hard to interpret and even well-intentioned people often inadvertently violate the law. As you know, there's a long history of housing discrimination in this country, from institutionalized redlining to unfair lending practices, and although there's been significant progress, housing discrimination still exists today, most often based on disability but significantly against minority home buyers. So why do we constantly talk about fair housing? Well, there are roughly 50,000 real estate agents in the U.S. that are affiliated with an Anywhere owned brokerage, over 200,000 agents affiliate with an Anywhere franchise brand. That means a significant portion of U.S. real estate transactions are facilitated through a company-affiliated agent. By Anywhere continuing to make fair housing training available to affiliated agents and to agents in the industry, we help reduce the number of agents who are likely to engage in discrimination during the real estate transaction. Similarly, everyday marketing, product development, finance, and even legal, our employees support our business framework that ultimately results in successful real estate transactions out in the field. That means it's also important for our employees to understand fair housing, why we do what we do, which is to ensure access to home ownership for everyone equally, without bias, hopefully without prejudice, and without illegal discrimination.
