Well, Kite Realty Group is an open-air shopping center REIT. We've been on the New York Stock Exchange for 20 years, so that's an important thing to know. But that we are now the fifth largest open-air shopping center REIT in the country, and we are excellent value for shareholders to still make some money, so that's a good thing to know.

Now John, you mentioned that you've been listed on the NYSE for 20 years. Congratulations on that amazing milestone, and you're bringing the closing bell today to celebrate. So now tell me, what stands out to you most about that journey? 20 years listed on the NYSE.

Yeah, 20 years, so it's a long time, but it goes fast. I mean, it's the same old saying you hear all the time: the days are long, the years are fast. So I would say what stands out is being a publicly traded company for 20 years has afforded us a lot of opportunities that maybe we wouldn't have otherwise had. We've seen tremendous growth over those 20 years. We've delivered shareholder value. Our total return to shareholders over the last five years has been one of the top in our space, and we think we still have a long way to go, so we're very excited about that.

So now John, you mentioned that strong growth you've seen through the years. What's made it possible?

When we went public 20 years ago, we owned 30 shopping centers throughout the country in nine states. I think we did about $50 million in revenue, and our market cap at the time was $300 million. Today, we own over 180 shopping centers in 24 states. Our equity market cap is just under $6 billion, so that's a lot of growth. So what stands out for me is this amazing that we've been able to put this together in this period of time, but it's really a team effort. We have an incredible, strong team, and people are committed and hardworking. So it's just a good old American success story.

Well, definitely a lot of growth. Yeah. So now looking forward, tell me what gets you excited about the future of the company.

I think what we're excited about is we're in a great position. We have one of the strongest balance sheets in our sector. I think the market is dynamic. Looks like we're about ready to see some interest rate cuts from the Federal Reserve, which is going to benefit real estate companies like ourselves. So I'm really excited about the next stage of growth and the next 15, 20 years hopefully here on the New York Stock Exchange and growing like we've grown in the past.
