About Christopher Barry

Christopher Barry, Vice President of Corporate Communications & Investor Relations at National Retail Properties (NNN REIT), appeared in two interviews on September 17, 2020, to discuss the company's structure and the benefits of investing in real estate investment trusts (REITs). Barry stated that National Retail Properties invests in freestanding retail stores on a triple net lease basis, where tenants pay taxes, maintenance, and insurance costs. He noted that the company owns a portfolio of 3,043 stores across 48 states with more than 400 tenants and 37 lines of trade, which he said helps diversify and mitigate risk. Barry highlighted the company's financial performance, stating that it increased its annual dividend for 30 consecutive years, which he described as the third longest track record of annual dividend increases in the REIT universe. He added that the company has grown its portfolio by averaging about $600 million in new properties each year and has grown its funds from operations (FFO) by an average of 6% since 2013. Barry also discussed the company's workforce, noting that it has 268 employees with an average tenure of 11 years and senior management averaging 19 years, which he said provides institutional knowledge.

Hi, I'm Amy Smith and I'm from Investor's Business Daily. I'm a national speaker and I'm also the author of How to Make Money in Stocks Success Stories. With me here today, I'm really excited to talk about REITs and I'm here with Chris Barry. Chris, welcome. Why don't you tell everybody just a little bit about yourself?
C
Christopher Barry0:29
Every time, what we do is we own freestanding retail stores throughout the whole US in 48 states. Our ticker symbol actually stands for... and that means paying taxes to make incisions.

So tell me more. Maybe somebody doesn't understand what a REIT is, a real estate investment trust, and why should a lot of investors know about stocks? Why should that be part of their portfolio?
C
Christopher Barry1:06
Okay, so REITs were created in 1960 under the Eisenhower administration so individual investors can invest in commercial real estate without having the money to buy a building. They can buy a stock in these companies that own professionally managed properties, with the benefits and liquidity of a public stock. REITs are also known for paying their fruits, our dividend income.

And speaking of your performance, I think you have some exciting performance numbers to share. I was kind of amazed when I heard you say this. We were talking before we came on camera here, so share with them your performance numbers.
C
Christopher Barry1:43
Oh yeah, 2019 marked our 30th consecutive dividend increase. We're very proud of it. It's the third one annually. 86... I think REITs are having to do more consecutive years. Our 25-year average annual return is there.

So people can either get involved with buying the real estate investment trust on the stock exchange. Is there another way for them to get involved with your company?
C
Christopher Barry2:20
That's the easiest way. We created the company so they could buy our stock. There's no minimum. Whatever our stock price is ready for that day, and yesterday it was $56.84 a share. But there are a number of REITs that companies including ours, and there's a great website for REITs or even better investors, the National Association of REITs has a website called... and there's a great resource on there.

That sounds great. So if people would like to get in contact with you, if they have questions for you, they want to learn more, they want to see more about the REIT area, how would they get in contact with you?
C
Christopher Barry3:06
Sure, our website is NNN REIT. I've seen that. So that's three Ns. Sorry.
