Thank you for joining us. The economy is a subject of great concern right here in the United States and of course throughout the world. Our guest today is the chairman and founder of Gazit Globe, Mr. Chaim Katzman, a highly successful and world-renowned expert in his fields. He'll share his thoughts on the economy and real estate and his personal management philosophy.
The state of Israel is emerging as a new technological powerhouse. Its unrivaled capacity for innovation is inspiring observers to herald it as a new Silicon Valley. Leading multinational firms such as Microsoft, Cisco, and Google have established operations in Israel. Nearly half of the world's top technology companies have opened R&D facilities in a country that proudly has the highest density of startups in the world. Often overlooked as an investment because of its small size, Israel is a prime center for innovation and free enterprise. Since its founding in 1948, Israel's economy has grown 50-fold, and today Israel is a global leader in the development of microchips, fiber optics, telecom, biotech, software, and medical equipment, among other areas. The intelligence and entrepreneurial spirit of its people are critical to Israel's economic success. It has the highest ratio of university degrees and PhDs per capita in the world. It also features the highest percentage of scientists and engineers of any nation, a huge reason why Israel ranks second only to the United States in technological innovation. Multinational companies, especially American ones, are eager to utilize this talented workforce. An executive at eBay commented, 'Google, Microsoft, Intel, eBay, and a long list of companies all benefit enormously from the work of Israeli teams.' Technology companies and global investors are finding in Israel a unique combination of daring, creativity, and motivation. Israel, a country of only 8 million people, attracts close to $2 billion annually in venture capital. This is as much as flows to the United Kingdom's 61 million citizens or to the 145 million people living in Germany and France combined. This exceptional level of investment, together with Israel's highly educated workforce, has produced an endless wave of inventions which spans decades. Inventions include cell phones, instant messaging, voicemail technology, the microprocessor, drip irrigation, tsunami detection systems, and unmanned drones. In fact, many Americans are probably familiar with a number of Israeli companies without even knowing it: Teva Pharmaceuticals, the largest generic drug manufacturer in the world; SanDisk, the global leader in flash memory; and Given Imaging, inventor of the PillCam. Despite being no larger than the state of New Jersey, having no significant natural resources, and facing the constant threat of war, Israel's economy and stock market are booming. Israel entered the 2008 economic downturn stronger and exited sooner than other Western nations. These are only some of the achievements of the state of Israel.

How do you see the challenges facing our economy in the United States?

You know, Maya, we own close to 200 shopping centers in the United States, stretching from South Florida to the West Coast in the San Francisco area, and then back in the New York area, Boston, and other places. And I think that what we gather is that the economy is improving, painstakingly slow, but it does. And we are on this first line where new businesses are being formed, because when somebody wants to start a new business, the first thing he needs to do is to rent some space in order to run his business, and that's what we do. So we have a good feel as to how the economy is doing and how businesses are being formed. So while in the last few years we've seen a phenomenon where the big got bigger, at last now we start seeing that the little guys, the moms and pops as we call them, are starting to form businesses. And by the way, this is the driving force behind job creation, because think about it: if somebody starts a new business, then he needs to hire a cashier or somebody to groom the dogs if he starts a pet store, or whatever they do. But this is really job creation. This is really how jobs are being created. So I think that overall, the economy is improving slowly, very slowly. And again, it's kind of spotted. I mean, you see much better recovery in the West Coast, in the San Francisco area, with the high-tech and biotech and all the other new industries that are popping up over there. You see good performance in the Northeast, and you see somewhat weaker recovery in the Southeast, especially here in Northern Florida and so on.

Where do you see home prices going?

Well, we are coming out of probably the biggest crisis since the Great Depression of the late '20s, early '30s, as far as home prices are concerned. And why you don't see a full recovery, and again, the shape and pace of recovery is different from one part of the country to another, it's not homogenic, it's not one-size-fits-all. I think that generally speaking, there is a recovery in home prices. And again, it should not come as a big surprise. This country is growing by about 3 million people every year. We are probably the only Western country that has true population growth every year. And with 3 million more people every year, there is a natural need for new homes and so on. Combined that with the fact that there's been almost minimal or no construction of new homes in the last four to five years, the inventory gets eaten up, and you can feel it. Still, there is a huge problem of foreclosures and mortgages that are not being paid, homes being what we call 'underwater,' where the mortgage is more than the value of the home. So that still presents an issue. But I think that over time, this problem is getting solved, and it would not be overly surprising if in a year or two years we're going to start seeing home prices starting to creep up again.

Well, that's good. Chaim, you're involved internationally. How do you see the economy in other parts of the world, particularly Israel?

Look, we are living in the era of a global village, if you will. I mean, the whole world is very much one big unit with different shades around it. And I think that we just talked about the U.S., but Europe is struggling with its own issues, the Euro crisis. There are certain countries who lived beyond their means, and we know what that means. I mean, if each of us lives beyond our means, there comes a day when you have to pay the bills. And this day came for those countries, and they have to pay the bills now. But again, Europe is not an impoverished continent that ran out of money. It is just a matter of who's going to pay what for what, and they're going to figure it out. Things are being sorted out in Europe, in my view. It would not be fast because politicians have this tendency of not solving issues, because usually it is painful, but rather they would kick the can down the road in hopes that nothing comes back to haunt them during their term, which may or may not happen as the case may be. But generally speaking, I think that Europe is figuring out ways to recover, and I think we will see some recovery taking place in Europe as well. As far as Israel is concerned, Israel is a tiny little country, we all need to understand it, but it has done remarkably well. The banking system held up and still is very strong. The economy did well, growing 4-5% annually. So Israel did well through the financial crisis. I think that Israel is moving more or less to the tune of a different drummer. And while I think that the whole world is going through a recovery, Israel is moving in the opposite direction in many regards, which translated to more focus on, call it, a social budget that created some deficits, and deficits are not a good thing. Basically, there's been also a slowdown because of some popular social movements that drove the government to change policies. Like for instance, they increased corporate tax in Israel, and it was against the government's policy of actually over time reducing corporate tax in order to attract more businesses to come to Israel and open shop, like Intel and other big names. And those businesses in turn are creating jobs, which would further help the Israeli economy. So that process, I think, definitely should or did already slow down. So there are some clouds hanging over the Israeli economy right now, and I believe that we're going to see elections coming soon, and then of course things will be decided and probably hopefully will change. But in the meantime, I think that Israel is moving towards a slowdown in its economy and back from some of its major achievements in recent years.

To what do you attribute Israel's achievements?

Well, it can be attributed to various factors. Number one, you know, we say that need is the mother of all inventions. And when you are living in a country and you are surrounded with a sea of enemies, you need to become very creative in order to survive. If you add to that that you don't have any resources to speak of, you don't have oil, until recently you did not have any source of energy, you're living in a constant state of drought and so on, then you have to become very creative. This is why Israel is number one in the world in irrigation. It's not because somebody looked at all these streams and rivers, but because people figured out that there's not enough water, so we need to somehow manage with what we got. So they came up with all those great systems of irrigation in parts of the world that are the likes of Israel, and became the number one in the world in other systems that have to do with improving the productivity of agriculture, fertilizers, pesticides, and so on. And again, this is a need, it was need-driven. You had to do it in Israel in order to survive, and then it became a great idea also to export it. I think the same is happening with other innovations in Israel. On the military side, of course, needless to explain why we became so creative. And some would say it has to do with the Jewish genius. Basically, we've been scholars throughout the years, way above our proportion in the world's population. But I think that for many, many years, Israel had a great education system that was really responsible for good parts of the Israeli achievements in the last 50 years. Unfortunately, I think that there's not enough investment going and not enough effort is done to maintain Israel's predominance in education, especially in math, physics, chemistry. Even though Israel now can boast two or three Nobel laureates in the field of chemistry, but that is not a guarantee that future generations will do just as well. These people are really the result of a great education system in the '50s, '60s, and '70s. Now you need to worry about the new generation. So you need to adopt the same systems and make the same or even greater investments in education for future generations to be just as good or even better.

Lokey Center for Life Sciences and Engineering, there's a whole new approach to research and education. The Lokey Center was founded at the Technion in 2006. The vision of its founder, Nobel laureate Aaron Ciechanover, was to take advantage of the unique environment of the Technion, a top engineering school with life science faculties, a medical school, all located in a vibrant high-tech city. At the Technion Lokey Center, we have researchers from across the faculties: biology, chemistry, physics, engineering, and medicine. The incredible labs and facilities you find here are the platform for this multidisciplinary cooperation. The center was founded following a monumental gift by Lorry Lokey. The main focus of the center is to nurture convergent science that integrates life sciences and medicine together with disciplines from engineering and the exact sciences. The Lokey Center revolutionized in a very short period of time the way life sciences are conducted at the Technion by attracting top scientists and providing them with state-of-the-art facilities. We will be able to be a leading part of this new revolution in the life sciences.
Professor Amit Meller is a new star at the Lokey Center. His research spans biology, physics, and engineering. His team is trying to put together a desktop device that can sequence an entire genome in just one quarter of an hour.

Here in this laboratory, we are developing new tools for analyzing individual molecules of DNA from ourselves, and that would allow us to learn something about each and everyone's genomes. Presently, if you want to read or to sequence a human genome, it takes you about two weeks. We would like to shorten this time from a couple of weeks to a couple of minutes, such that doctors will be able to almost instantly read the information of our genome. This will allow them to better prescribe drugs, because drugs will no longer be generic; they will be tailored to fit each and every need.

In my group, we study nanotechnology and advanced optical technologies, and we combine them to treat cancer. We target cells with very high accuracy using nanoparticles of gold and very short laser pulses. The interaction between the gold nanoparticles and the laser causes tiny shock waves or explosions that can manipulate or damage the cancer cells. Thanks to the initial funding from the Lokey Center, we are also studying techniques for optical, non-invasive or minimally invasive diagnosis. We make tiny, hair-thin endoscopes that can get anywhere in the body. We have also recently invented a tiny microscope that can see blood cells as they flow in patients, and we're now planning on developing that into a commercial product.
One exciting new Lokey venture is the Technion Center for Structural Biology. Here, Dr. Akram Alian and his lab will be identifying the precise molecular strategies for combating diseases such as AIDS using X-ray crystallography.

I investigate the HIV virus, the causative agent of AIDS. Our goal is to develop new drugs to inhibit the virus replication to treat and prevent the infection. We use X-ray crystallography in order to understand the molecular mechanism of the HIV proteins and the molecular mechanisms of the drug action and the emergent resistance of the virus. This investment of Mr. Lokey allowed us to purchase the state-of-the-art robotics and X-ray beam that is unique in the Middle East. We hope that by our research, we will develop new drugs that will help populations around the world.

At the Laboratory for Network Biology Research, scientists from the faculties of physics, medicine, electrical, and chemical biology pull together resources to unveil the theory and practice of biological networks.

The general mission of the Lokey was to bridge and merge together aspects of life science and engineering and the physical sciences, and that's a puzzle. It has a lot of pieces, it has a lot of aspects to it. Our piece of the puzzle comes in from the aspect of basic science. For example, our most recent project considered populations of cells. All of the cells in this population had exactly the same genes, same DNA. However, if we make an experiment and we measure their properties, it turns out that every cell is very different from the other one, despite the fact that they all have the same DNA. It has also implications in other fields of science, such as medicine. For example, if you apply a drug to a tumor or a collection of cells, some of them will respond and some of them will not respond. This is known, and the reason why some of them will respond better than others has to do with the fact that each of them has an individuality, an individual behavior.

Our infrastructure unit is very special since we hold here only the cutting-edge equipment, only the high-end, the new instrumentation that comes out. So we always try to keep up to date in the front line of the technology and science to be able to give our researchers here the most advanced technology. For the first human genome, it took 15 years to sequence the whole genome, and now we can do that here in a matter of days. That is why researchers from all Israel, academia, and industry come here to use our service.

The Lokey is not just a collection of labs forming an interdisciplinary center; each lab in itself is an interdisciplinary center. For example, in our lab, we have an integration of evolution, of genomics, and of development.

In my lab, we study how the organism builds itself throughout its development and the rules by which this entire process changes in evolution. The hope is that if we see how evolution has reprogrammed the process of development, we'll then be able to do it ourselves. For example, if we lose a part of a finger, it's really frustrating that our finger was built by our body at some point. Why can't we just turn on the same network again and have it regenerate? Evolution can do it, other organisms can do it throughout evolution. So what we're trying to do is understand the rules by which we can do it ourselves.

Join me to look at some facts behind one of the great innovations in history: Israel's first and most powerful startup, an enterprise that helped shape and conceive a nation: the Technion, Israel Institute of Technology. Let's draw a graph together. Here's the x-axis, it shows the years. Here's the y-axis, it shows the cumulative number of Technion graduates. The size and number of the bubbles reflect the number of graduates. It all began at ground level in the small coastal town of Haifa in 1912. There were no engineers, no professors, there was no Israel. It all began at zero. Yet within that zero was a vision of a better future, maybe a fantasy, a pipe dream of a handful of visionary educators. But on April 11, 1912, that dream became a first cornerstone. Like all startups, the beginning was hard. The first graduates were a group of 17, among them Israel's first female architect. Still, nothing much seemed to be happening, except two disastrous world wars. Then in 1951, shortly after the birth of the independent state of Israel in 1948, around the time that the Faculty of Aeronautical Engineering was set up, we begin literally to see a liftoff. By 1958, the Technion had outgrown its first building. David Ben-Gurion offered a new 300 dunam, or 75-acre, campus, the Technion City of today. By 1971, the Technion had 10,000 graduates, and by the 1980s, these graduates were spawning a high-tech revolution. After the Berlin Wall fell in 1989, the Technion grew still faster to absorb the talent of incoming Soviet bloc scientists. Today, in 2012, there are over 70,000 Technion graduates in Israel and across the world.
