At the 2022 CTIA 5G Summit, Evan Regan-Levine described National Landing as "America's first true 5G powered smart city at scale," developed through collaboration between JBG SMITH and AT&T. He stated that connectivity was "second only to talent in importance for location decisions" for new projects, and argued that advanced connectivity should be treated as a "non-negotiable utility" in development, on par with water and power. Regan-Levine said that JBG SMITH achieved carbon neutrality that year, and discussed the concept of a "connected 20-minute city" where people can live, work, and commute without cars. Regan-Levine cited data showing that if 20% of Amazon's 38,000 new jobs in the area did not involve driving, it could remove 8,000 cars from the road annually, saving 4 million gallons of gasoline and nearly 40,000 metric tons of CO2. He also described how sensors and AI can track building usage to adjust energy use and shrink office footprints, citing a company that cut its real estate bill in half after three years of data collection. He emphasized that such technology enables "smaller, more efficient spaces with positive carbon and cost impacts."
