Hi, my name is Eileen Rivera and I have a dynamic ARO team based here in Southern California. We primarily service LA and Orange County, and we are currently approved and managing assets for One West Bank, formerly Indymac, for Old Republic, for Atlas ARO, and for Fannie Mae via USR. My goal and my reason for reaching out to you today is because I want to work for you. I understand that your job has inherent challenges, not the least of which is hiring and working with an agent that you don't know and most often you've never even met them. So I thought that this might be a really good way to help bridge some of that gap. Numerous asset managers that I've worked with have shared the frustration of hiring agents only to quickly realize that the agent, although well-meaning, is ill-equipped for the job. We know that receiving an asset is only the first step, and myself and my entire team are committed to all tasks being completed promptly and accurately, and we never lose sight of the job that you've hired us to do, and that's to get the property sold. I am personally guaranteeing you three things: all tasks assigned will be completed within your time frames or sooner, we will aggressively drive activity to the property, and you as the asset manager will always be able to reach me directly. I promise. Our daily commitment is to deliver unparalleled service to all of our asset managers and their teams, and as you already know, a team always outperforms an individual. So I thought that this would be a great way for you to meet some of the members of my team. Come on, let's go meet them. Okay, so this is a really exciting part for me, and that's the opportunity for you to meet some of the amazing people I work with. Let me give you some of the numbers that they triple-checked for me this morning before we got started. We've been successful 100% of the time. In other words, we've never had an asset pulled. And although the market has a lot of challenges these days with appraisals and financing, 95% — I'm sorry — 97% of all first BPOs — I'm sure you can all appreciate that — 97% of all first BPOs close, and 94% of all closings are within 8 days of the original scheduled close. So I think that's pretty impressive. Our buyer agents are so effective at driving buyers to our inventory that asset managers are typically able to choose from among numerous offers.
