About Seth Siegler

Seth Siegler, Chief Innovation Officer at eXp Realty, has been discussing the company's AI strategy and the development of internal tools. He described his role as forward-looking, focused on investigating emerging technologies, especially AI, and empowering agents. Siegler noted that eXp is an OpenAI Enterprise customer and a Google customer, and that the company built a chatbot called Luna, powered by OpenAI's API with custom training, which is being rolled out in a 2.0 version. He stated that a major project in the engineering organization is an "agent platform," described as a unifying user experience layer on top of common tools that allows agents to chat queries or requests. Siegler has emphasized the importance of adapting to AI, stating that 70,000 AI companies have started in the last two years and that the pace of change is accelerating. He advised agents to focus on the strategy of using AI to automate tedious processes rather than getting caught up in specific tools. Siegler described "agentic AI" as a "monstrous opportunity" that could allow agents to handle significantly more business by working in the background on tedious tasks. He also commented that the regulatory environment is moving slower than AI technology, and that agents who adapt and use AI tools will have a significant opportunity.

Hey everybody, Seth Siegler here, Chief Innovation Officer at eXp. We are going to have some fun today. We're going to dig into a whole bunch of AI workflows and tools. But instead of focusing that much on the tools themselves, since they're changing all the time, we're going to focus on the strategy of how you select the best tool for the job, how you remember to use a tool instead of thinking too hard on your own, and how to get past or take it to the next level a little bit beyond the everyday things that we all hear about all the time, like prompt tweaking. We're going to get a little bit deeper today. Here's something to know: in the last two years, 70,000 AI companies have started, and more start every single day. The pace is accelerating like crazy. The reason for that is that the power that anybody can access, the AI power and the computing power that people can access now, is light years ahead of where it was just a couple years ago, or even a year ago, or even six months ago. It's accelerating every day, and the landscape is changing every day. I want to make sure that that's not a bad thing for you. I want to make sure that that's something that you get as excited about as I do, and that you can learn to leverage it to make your business better, make yourself more successful, and even work a little bit less hard. Ideally, that's really the promise of AI. So let's dig into it. I'm going to get my screen share going, and we'll start off with a few slides, and then we'll get into the fun stuff and look at some tools. We're going to be talking about transforming your workflows and thinking about using tools that are powered by AI to take your business to the next level.
There's a whole bunch of different categories of AI tools. First thing to know is that it's pretty buzzy to have AI in the description of your tool if you're a tech company or a startup right now. In some cases, AI is the product, like a company like OpenAI that makes ChatGPT. And then there's other companies that have AI infused in their product. That's going to be all products at some point very soon. More and more AI will be part of the product, so it'll be software that you already use, like your CRM, but it's going to be infused more and more with AI to make things a lot easier to use. There'll be a lot less filling out forms and writing your own long entries and clicking through navigation. Things will become a little bit more intelligent; they'll learn about what you're wanting to do and then proactively do that for you. That's going to be the future. But we're going to look at a few different categories specifically: we're going to look at some chatbots, we're going to look at some research tools and ways to use even chatbots for research, we'll look at some utilities for presentation design, video creation, stuff like that. And then the ultimate thing that I think a lot of people actually think about when they're talking about AI is automation. I think a lot of people mix AI and automation. Automation itself has been around a long time, but with AI-enabled automation, it's become a lot more useful. You can use AI-enabled automation to get a lot of repetitive work done, and I'll show you some tools for that today.
Something to note is that the tools that I show you today are the tools that are sort of players at the time of this recording. Tools come and go; the landscape changes every single day. I made this slide a few days ago, and already things have changed. That's okay because I'm going to show you some ways to think about tools differently. Instead of thinking about the tool itself, I'll show you how you can think about the strategy of choosing the right tool for the job, how to find new tools, and in a dynamic world like this, it makes sense to switch from time to time. Where ChatGPT was the only option for quite some time, relatively speaking, for several months or a year, there's a lot of new options out there now. ChatGPT is still very, very good and among the best, but you've also got Claude and Gemini, and as of yesterday when we recorded this, Grok has become a lot better now too, the X/Twitter option for chatbot. All of those top tools are powered by AI models, and those AI models are called frontier models. Frontier models are the absolute cutting edge, top of the top, bleeding edge technology. It costs hundreds of millions, if not more, dollars to build a new frontier model. The limiting factor is the computing power and the hardware that it takes to create one of those models. Here's the good news: you don't need to know how that works. I don't even know how to make a frontier model, and that's okay because there are companies that are doing it. Now we have a bunch of different options, and we can access them through their chatbots or even through the API and build our own tools on them.
That brings me to number two, which is something that we did: we built a chatbot here inside of eXp called Luna, which we'll take a look at today. It's a chatbot that does a whole bunch of things specifically designed for eXp agents to use, to connect with the company, and to better serve your clients. The cool thing about Luna is that it's powered by the power of OpenAI, so it uses the OpenAI API plus a whole bunch of training and custom work that we did at eXp. We get to stand on the shoulders of giants there to build a product that is extremely unique and very cool. I'll show you a little bit about that today. We're actually on Luna 2.0 now, which is just now rolling out, and it's pretty cool. Then there's the rest of the chatbots out there that you'll probably hear about day-to-day in the news. Like I mentioned, Grok is the xAI option, a project that Elon Musk kicked off as a competitor to OpenAI. Claude and Gemini, by the way, Gemini is the Google option. Getting back to Grok, it's probably the newest entry in the frontier model space but is moving extremely quickly. They actually just launched the largest training hardware stack cluster called Colossus yesterday at the time of this recording. Fast-moving landscape obviously. You can access Grok through x.com. It's a little bit of a different take on things versus ChatGPT, Claude, and Gemini, which have tighter guard rails about the type of content it'll generate. Grok is a lot more open, so that's something to know about it. Then you've got Meta, which is Facebook; they have an open-source model called Llama. In fact, there are hundreds and thousands of open-source LLMs or large language models out there, plus other AI models. Those are very interesting too, but they're not as powerful today as the frontier models that are not open source. There are thousands of others that wouldn't fit on this slide. There's a lot of chatbots out there. The easiest ones to deal with and probably most useful in your real estate business would be ChatGPT, the pro account so you can use their latest model; Claude, which I'll show you in a little bit, by a company called Anthropic; and Gemini, which is the Google version. Three very powerful models.
Let's take a break for a moment before we get on to the next slide, and I'm going to actually show you some different chatbots. We can start looking into those right here together and think about different ways to use them and how maybe you can even use them together. The first one I think will look the most familiar to most of our viewers here today: this is ChatGPT. This was the first player in the large language model chatbot space. It's been out for a while. I won't get too into the history of ChatGPT because there's a lot of information out there about it, but it's super easy to use. There's a lot of different options. We're looking at an Enterprise account right now, which should look pretty much exactly like your pro account if you have one. ChatGPT can even be used for free now, and you can have access to extremely powerful models. You can choose your model up here. There are any number of classes and videos that you can watch about how to use ChatGPT effectively, so I'm not going to get too much into that today, but I will show you a couple of neat tricks. We'll come back to this in just a moment. The other thing I want to get to right now is Claude. Claude, accessible at claude.ai, is another alternative to ChatGPT. It's put out by a company called Anthropic, which was started by some of the original people from OpenAI who left and started the competitor. It's very similar in some ways. Claude is a little bit more powerful, a little bit better. The UI is a little bit different than ChatGPT, but they're very, very similar in how they operate. The third one I mentioned on that slide is Gemini, put out by Google. Again, looks pretty similar, but slightly different. They all have their strengths and weaknesses, but day-to-day for what we do as real estate agents, it's kind of splitting hairs. Any of these options will be very powerful for you for creating content, for strategizing with, and any number of other things. I'll show you some different tricks on how to discover things that you can do with these bots.
Let's go back here to ChatGPT. Something I always remind people to think about is that in the beginning when these chatbots came out, there was a lot of talk about generating emails and listing descriptions and very low-hanging content generation use cases. Those are great because they're big time savers, but something you can do with ChatGPT is ask it how it can help you. It says right there, 'How can I help you?' You can say, 'How can you help me be a better real estate agent in my market in San Diego?' I'm just asking it how it can help me become a better real estate agent in my San Diego market. It will give me some different ideas about some things it can help with: marketing strategies, client relations. It's giving me some ideas. Some of these ideas are not super useful, but some actually are pretty useful. Marketing strategy, great. So I say, 'I don't do a lot of digital marketing yet. What are some things that I can do to get started with that in my local market?' I'm strategizing with it now. This is something that a lot of people don't think to do with chatbots, and this is something that can really take your business to the next level. I don't want to sound cliché about that, but it can. I do this in my day-to-day here at eXp as the Chief Innovation Officer. Sometimes I'll be brainstorming on a seed of an idea that we have, and I'll put it into ChatGPT or Claude or one of the others and say, 'Here's an idea, here's our situation, our company is structured like this, help me brainstorm this.' It's like having a super smart brainstorming partner. Just a little something there to take that to the next level. You could do the same thing here in Claude and in Gemini. One neat thing about Claude is the UI. Let's see, 'Help me brainstorm some digital marketing strategies for a San Diego real estate agent.' It's going to start doing some stuff there. One nice thing is if you have a subscription to both Claude and ChatGPT, you can pit them against each other a little bit. Ask the same question back to back. You can say, 'Hey Claude, ChatGPT gave me this answer, what do you think? Can you proofread it?' Now you're multiplying the AI power together, which is exponentially better. It's pretty neat. Anyway, that's Claude. You could do the same thing in Gemini. I think I wasn't sharing my screen there for Claude, but this is the Claude UI. It's a little bit different. If I were to ask it to generate some imagery or graphics or code, it would open up another window over to the side. It's pretty neat. We could do the same thing in Gemini. But again, this is sort of chatbots. We could spend the entire session just talking about chatbots, but a lot of people are doing that. I want to take it beyond there.
Let's skip ahead to what I'm calling robotic research. There's a lot you can do beyond content generation, beyond strategizing with your chatbot, and that's actually research. If you've ever spent some time trying to Google something that required a whole bunch of clicking and reading, trying to find reviews or whatever, it can be quite a time-consuming process. Any sort of research is just time-consuming. There is a tool today called Perplexity. Perplexity looks like a chatbot. I'm sharing the screen for that one right now. This is what it looks like. Perplexity is quite a bit different than your average chatbot. It uses the frontier models that we know and love from Claude and ChatGPT or any of the others, but it has a layer on top of it that allows it to browse the web, aggregate results, and then derive answers from that. We can ask Perplexity very current things that require a huge amount of research and Googling and querying your AI and Google and so on, and Perplexity will do it all in one shot. We could ask something that would give us as a real estate agent quite an edge in our local market and have it do the work for us. Let's come up with something right here on the spot. Say, 'What are some things that are happening in the San Diego metro area that might influence homeowners to become more interested in potentially selling their homes?' I'm thinking along the lines of rental restriction changes, local news, etc. Let's see what it comes up with. Sometimes you hit it on the first shot, sometimes you don't. But check this out: now it's searching for recent news articles, it's looking up discussions, it can actually parse videos, all over the web, plus leverage the power of an LLM to make sense of it all. It's scraping, it's reading, it's transcribing, and then it's using AI to derive some facts and takeaways from all of that. This would take me hours to do, and I may not do it accurately. I'd have to watch videos and read all these things and Google and Google and Google, and it's doing it all for me. Sometimes it takes a few rounds to go back and forth, and that's just part of using AI. It's smart, but it still sometimes doesn't understand exactly what you're asking. But it looks like it did pretty well here based on my quick little question. It says, 'Based on the search results, there are several recent developments in San Diego Metro that could potentially influence homeowners to consider selling their homes: increasing home prices, 88.8% increase from December '22 to '23, that's pretty big; tenant protection laws stricter, new laws requiring landlords to pay two to three months of rent back to tenants for no-fault evictions.' There's a footnote next to each one, and you can hover over those to see where that information came from. That is an absolute best practice to check before you run with any information that comes from any AI tool, not just Perplexity. That's a best practice right there. That's how you would see where the information came from. That's pretty cool because I hear a lot of people asking where ChatGPT got that answer or any AI. This is a pretty neat feature of something like Perplexity. Perplexity can be found at perplexity.ai. I think it's $20 a month for a pro subscription, pretty worth it if you use it for something like this. I'll show you a couple of ideas on how we would use this information. You can see it just goes on and on: security deposit limitations, a new California state law just took effect on July 1st, and we're just in September right now, so pretty recent stuff; potential pet allowance legislation, something that's coming up; changing work arrangements, office space vacancies, over 10 million square feet of vacant office space in San Diego with more planned or under construction. It explains why that's a fact that might be interesting for you. The shift in commercial real estate market could impact residential areas, increase housing production. These factors give me a lot to go off of. What would I do with this info? If I put myself in your shoes as a real estate agent, I could create a lot of content with this. I could take this and I'll show you what I would do to create that content and start putting it out on my socials. I might make video content with this, I may post a blog, whatever the case may be. I may just have this information stored in my head so when I go meet clients later today, I can mention this and it's apparent that I'm a pro keeping up on the local happenings. I could use this to prospect now. If I know that there's this new tenant protection law, maybe that changes the mind of some people that own rental property. I can start prospecting for rental property owners with that information in my messaging. This is a wealth of information that we're looking at right now. I could ask a follow-up and ask it to dig deeper in any of these. I can click into any of these to trigger a new search. 'Are there any new rental restrictions being implemented in San Diego?' We can keep going here. But let me show you what I would do. If I were an agent, with this new tenant protection law information, I'm going to take this and bring it over to ChatGPT. I just copy and paste. 'Please write a blog post about this topic in my San Diego real estate market. I am a real estate agent in San Diego. Here is the topic.' Now I just paste and let ChatGPT write us a blog post about this. I would have no idea what I was going to blog about today if I didn't know that. Now I've got this full blog post. 'Please make a tweet of this too.' Now it's going to make a tweet-sized version. Great. Now I've got that. 'I also need a video script of this, and I'll show you why we want that in a second. Also, please make a listing presentation outline of this.' Let's get that going. What I would do with this: first, copy-paste this into my blog. The tweet also self-explanatory, copy-paste, tweet that out. Getting the day started with some good knowledge bombs for the San Diego real estate market. I'll show you what I'll do with those here shortly.
You may have noticed that I was using this slideshow here. Seems kind of normal, probably looks like it took me a decent amount of time to make all these slides. Well, I'll let you in on a little secret: I was using a tool called Gamma. This is a tool that I think you should use too. It's accessible at gamma.app. What this does is allows you to create presentations in seconds. You would click 'Create with AI', 'Generate', and describe what you want it to make. Let's say it's an eight-card presentation, and I gave it almost no information: 'Create a presentation for potential home buyers in Point Loma, San Diego, California.' I am giving it no information there. It creates a little bit of an outline. Fine, sure. Looks fine. Continue. Let's choose what we want it to look like. A little too spacey. That green's kind of cool. That's better. Then we just click 'Generate' and watch it go. It's going to create an entire presentation for me based on extremely limited information that I just told it. It's going to create this entire thing that I could now use to email to somebody, or show them in person, or do a presentation for them if they're thinking about moving to Point Loma. It has all this information in its AI because it knows everything. It creates all of these images from AI. I could modify it from here. If I want to change this image here, I can do that by just saying, 'Change the image because sitting that close to a cliff makes me nervous.' Let's see if it will change it to something else. It's just going to make up something. 'They're a little further from the cliff. Great, that's perfect.' This is an interesting tool that you might want to check out called Gamma. It can create mini websites, it can create slideshows, and it's pretty neat. But let's say I wanted it to create something a little bit more structured. Now I wanted to create a presentation that I had ChatGPT create for me just a little while ago. I had Perplexity do that research about what was going on in the San Diego market that potential homeowners might want to know. Now let's say I've done some prospecting and I've got a listing appointment with a homeowner who owns a rental property that responded to my messaging about the new laws going into effect. I asked it to create a listing presentation outline. Let's copy and paste this outline that it created and paste it right in. I'm back on ChatGPT and I want to copy-paste this outline that I had it create for me back here in Gamma. Okay, it's all there. I'm choosing 'Presentation', I could choose 'Website' or 'Document'. A website is kind of neat; it'll create an actual mini site, but it does best on the presentations. Let's see. Now it's got the card-by-card overview that I've asked it to create. This one is for rental property owners, so I'll probably choose something a little bit more businesslike. I could also create things like I've imported eXp brand colors. Let's go with that one. This is a custom design that I made. It's pretty easy to do. Let it go to work and create a slideshow for us. As it's generating, I just want to remind you of one thing: I'm showing you a lot of tools today, and these tools are really cool right now, but there are thousands of other tools out there too. Don't get too caught up in the tool; just get caught up in the strategy and how I'm thinking about using them. Focus on that. What I'm trying to convey here is that you can think about using AI to go beyond just content generation. They are large language models and they are really good at content generation, and you should use it for that too, but you can go beyond that. We can brainstorm with it, we can research with it, and then we can take that information and create some content, and then we can have it do some work for us. That's what we've got going on here. I am now going to go on my listing appointment in a little while after this presentation. I'm going to go meet this seller, and I've got this presentation all set that explains the changes in the law, details that I asked it for. That information started with Perplexity. I didn't even know about these regulation changes. If I were in this market, I would hope I would, but maybe I wouldn't. Maybe this isn't my area. I'm expanding my business coverage into landlords and rental property owners. Let's say I used to focus on first-time home buyers. We're expanding the coverage and using the tools to help us run a better business. What is a no-fault eviction? Enhanced paperwork and notification responsibilities. This is a lot of info that they may not know, but I do. This makes me look really smart, very credible. I can edit this as I see fit. I'm obviously going to change this to be my branding, have my actual contact info in here. But then I could just save this, download it, email it to the person. I've saved a ton of time. I came up with an idea I wouldn't have thought of on my own, and I created something that looks really good. I don't know about you, I am terrible at making good-looking slides. Mine are super boring if I'm not using AI. So this is a big time saver and a big win for me. This is Gamma, another tool. But don't get caught up in the tool; just pay attention to the idea that I used a research AI research tool, Perplexity in this case; I used a content generation tool, ChatGPT in this case; and then I used an AI presentation tool and image generator, and that's Gamma in this case. Those tools will come and go. All these tools are going to change sometime in the future. This all may be one thing, but for now, I had those particular needs, and so I sought out these tools that fit what I'm doing.
There are a few more things I want to touch on. First thing is HeyGen. Probably some of you have heard of this, but there's this concept of AI-generated avatars or a deep fake. Usually deep fake is used in a negative connotation, but take a look at this video real quick. 'Hey everyone, I want to tell you all about our amazing new second generation OpenAI powered chatbot here at eXp Realty. You may remember Luna.' This is a video of me talking about Luna 2.0, introducing the chatbot right here in the same setting, wearing a similar but different shirt. But here's the secret: that's not me, and I didn't say any of that. This is a video that I created using HeyGen, which is an AI video generation tool, and I cloned my voice using a separate tool called ElevenLabs. Again, don't get caught up in these tools. If you do want these particular tools, you can find them: HeyGen is heygen.com, and ElevenLabs is elevenlabs.io. These tools will come and go, but this can be very useful because remember I had ChatGPT create a video script also of the information that we had gotten from Perplexity. That's right here. I could now take this video script and bring it over here and create the video of me presenting this new information that not a lot of people know about here in San Diego, these new landlord and tenant laws. I could present this information and then put it out on my social channels, on my YouTube channel, on X, Instagram, and so on. I could do this every day. I could do this in this nice black shirt. I happen to be wearing a very similar outfit today, but I could be doing this in my pajamas. That's one of the cool things. I could be doing this while I'm on vacation, while I'm out showing houses to somebody else. My assistant or somebody that works on my team could be doing this and having me say this and build my brand here in San Diego, but it's not taking my time to do it, which is pretty cool. Let's say I want to build my brand about San Diego outside of San Diego. Here's me saying the same exact message but in Japanese, which I don't speak Japanese. So you can imagine how powerful that is. I'm now taking the script that was created by ChatGPT on a topic that I discovered on Perplexity, put it into this video tool called HeyGen, and had it create this video and put it out into my local market so I can build my perceived value and my brand. I've translated it into Japanese for the Japanese market. We can distribute that in Japan if needed. I created a blog post with it. I created a presentation for a listing appointment I'm going to go on. While I'm at that listing appointment, someone from my team could be creating these videos. All of this happened, and I wasn't even sure where I was going to go with anything today. I started with just asking ChatGPT, 'How can you help me?' and then I asked Perplexity, 'Is there anything going on in the local market that I could tell people about?' basically. That started this whole chain of events that I was able to do, and I'm not even done with one cup of coffee yet. This could be you too, and you can do this too. Taking it past the tools, past the prompt engineering, into just thinking about how to use AI strategically and how to have it make a real difference in your business is really where it's at.
Let's take a little bit of a jump around to some other tools because we're getting a little low on time, and I could talk about this all day long. Let's take it to another tool that I really wanted to tell you about, and that's Gumloop. This is again one particular tool. It's called Gumloop, gumloop.com. What this is, if you're familiar with something like Zapier, which allows you to connect different tools together, it's called an integration platform. You can take leads from your CRM and put them onto a Google sheet or whatever. That's something that Zapier does. Gumloop takes that to a whole different level because it's completely powered or enabled by AI. If you join Gumloop, this particular tool is pretty expensive, but it allows you to automate a lot of your process. This could be something that as you get really busy and you want to automate certain processes that you do or can't do because they're just too time-consuming, you can come here and create different workflows. Gumloop could be a whole separate presentation that we give sometime, but we won't be able to get into too much of it today. I'll just give you a very quick overview. It comes with all of these pre-built templates, like YouTube to SEO blog converter. You can take a YouTube video and have it automatically create a blog post and post that on your WordPress site as long as you just give it the YouTube URL. It could be even a video you didn't make, just a video that Sam Altman gave about AI. You can have it transcribe that video and then create an all-original blog post based on the information from that video on your site. There's one that I made as a demo that we can take a quick look at just so we can see how this works. When you come into Gumloop, if this looks confusing, just don't worry about it. It's a little bit easier than it looks, and it gets easy once you dig into it. What this workflow does is it looks at my blog here, and then I ask it to compare my blog to the top three ranking San Diego real estate blogs. I'm asking it to target the keyword. It'll take the top three results, and then it'll say, 'Here's three sites I want you to compare my site to.' I input my site here, which is fake, but I put that in. Then I say, 'Here's the content for my website. I want you to compare what I have on my page to the top three other sites.' Then ask AI over here, and it's going to use Claude as the AI for this. Then it's going to output some advice for me. I'm going to run this, and it's going to run over here on the right side. It takes a few seconds or a minute or so to go. This is a very high-level example of something I can do. We all want our sites to rank higher. You can get quite a good business from a really high-ranking site of course. This is giving me some practical advice about how to win on Google. You can do any number of things like the YouTube transcriber that I showed you. Any process that you have or would love to have in your business can be automated with a tool like Gumloop. There's another one that I know of right off the top of my head called Make.com. That's another one that's almost the same exact thing. Here's the output based on analyzing the content: 'Add more detailed local market data stats, include a broader range of topics beyond just rental units.' I only have one article on my fake blog, and so on. There's a bunch of stuff. Then I asked it to rewrite a particular article too as part of my prompt, and here's the rewrite of my article. Another really cool tool.
Two more things I want to touch on before we go. One of them is Luna. Luna is something that I touched on just briefly before. We are going to have a whole separate class just on Luna, but this is the chatbot that we built internally here at eXp. You all have access to it. It runs on the OpenAI platform, so it leverages the best frontier model available to us, plus hundreds and thousands of articles that are just eXp, plus it's connected to a number of different eXp systems. I've asked it a sample question here just to get things started: 'How can I become a mentor?' It references the information that it's been given in its knowledge library and then uses OpenAI to decide on the exact best answer here because it may pull from several articles and then respond in a nice, helpful, and coherent way for you. Here is the information about how to become a mentor. You can use Luna, this is the second version, 2.0, for all sorts of different things. You can speak to it in different languages. We can ask it about something specific for any of our countries that we're operational in. You'll see here that it says it's using its United States expertise at the moment. If you wanted to talk about a different country, you would just ask it. It's also connected to a number of eXp systems, and you can do a lot of interesting things with it. One of them is get a cash offer on a particular property. This is connected to Express Offers and our partnership with Opendoor. If you wanted to very quickly find out if a property is eligible for an Opendoor cash offer, you can very quickly just enter that into Luna like I've just done here. It's going to ask me some information, like 'Is it a single family or multifamily?' I'll say it's a single family property. Then it's going to quickly check inside of Express Offers and through the Opendoor API to find out if this is cash offer eligible. If it is, it's going to come back to me real quick with a cash offer range, which it has done. If we're interested, we can click on that link, it'll take us into Express Offers, and then we can continue the submission from there. Imagine if we're just in front of a potential seller right now, and we're at the point about talking about taking their listing, and there are objections, and this would be interesting or useful to you to show them that you could also get them a backup or they could sell right now somewhere in this cash offer range. You can use this tool just for that. We can really dig into Luna a lot more. There's a lot you can do with it. You can use AI in Luna to simulate a negotiation and so on. There's quite a bit that could be done there too. I'm going to stop sharing that for a moment and bring this home.
We'll cap this off because time has flown. I could talk about AI stuff all day long, and I do. It's fun to talk to you all about it. I don't get to do that all day long, so time has flown for me. I hope it has for you too. I want to wrap this up by reiterating that I've mentioned a lot of tools, and as this class ages even just in the days and weeks to come, a lot of these tools are going to look different, work differently, some will go away, brand new ones will come. It's fun to experiment and keep up with that, but don't get too caught up in the tools. You want to just find out from using one of the basic ones, like one of the established players like ChatGPT, Claude, Perplexity for research. Those are pretty established players. Consult them and keep asking them for new ways to use AI in your business. Say, 'Here's a tedious process I have. I have to do this, this, and this every single time I get a new listing. Can you give me some ideas about how AI can help me there?' It'll say, 'Sure, check out this or that tool.' Then you can come to a site like thereisanai.com. This is a tool I use all the time. I don't try to keep up with the 70,000 plus tools that have launched in the last year or so because there are thousands more launching every day. It's impossible. So I just come here to thereisanai.com and say, 'I need a tool for email outreach.' It will then give me all these AI-enabled tools for email outreach. There's a lot here because that's a pretty popular topic. I could click into any of these and learn more about it and check if it might be useful for my use case. Think about these tools as tools. You're going to get new ones and retire the old ones over time. Some of them are going to combine. Some will become not necessary because some of this will be baked into your CRM or whatever. Luna will get more and more powerful. We'll build stuff here that will replace some of this. But just consult the AI itself. Brainstorm with it. Anytime you're doing something that seems tedious and seems like there's got to be a better way, think about maybe AI can help me there. That's one of the hardest things. I even catch myself doing it still today: spending a lot of time spinning my wheels on something, and then 20, 30 minutes into it, I'm like, 'Wait, let me just ask AI if it could help. Let me just brainstorm with AI instead of thinking about this in a vacuum.' That's where I think we'll leave it for today. I'll be back with more. We can do specific master classes or other training sessions on these tools or any of these tools that I mentioned, or Luna specifically, as that grows. You can reach out to me anytime personally. I'm on Workplace chat, and I love talking about this stuff. This has been fun. Thanks for having me today, and I hope you have a great day.
