On the right track, uh, how do we do to have... well, you have almost doubled indeed since 2019, but over one year it's quite spectacular, the progression of EBITDA from 137 to 174 million, uh, we are still at nearly 40 million increase, how do you transform, how do you bring this additional mass of clients?
Franck Gervais 0:21 ↗
Bah, because purchasing power hasn't increased much, and we are in a positioning that is really affordable. We have really beautiful products, we try to premiumize more and more, so we will talk about Pierre et Vacances Premium in the mountains, we will talk about Center Parcs with premium VIP cottages. But I'll give you a price: for a premium cottage in a Center Parcs in France or elsewhere, on average it's 180 euros per night. You are four and you benefit from about fifty activities, so for 24 hours, 180 euros for four on average, so it remains very affordable. Our customers increasingly ask for comfort, quality of service, on-site activities, catering, and so they consume more and more, they come back, so revenue increased. In parallel, we also focused a lot on our costs, especially central costs, to improve our margin and be able to reinvest. We have premiumized, but affordable is almost an oxymoron. When we talk about premiumization, we are normally at much higher prices.
Interviewer 1:23 ↗
Normally no.
Franck Gervais 1:25 ↗
Yes, but we are committed to remaining affordable because we have a clientele that is the same, so the same clientele is upgrading, and we also attract new clientele. We have magnificent locations in the mountains, in the parks, but also in our campsites and aparthotels, so we have a real variety of choice for our clients.
Interviewer 1:44 ↗
Which means that today your main competitor becomes Club Med. You manage to push the number of nights. Do people come to you for the week? We are still on a logic of 3 days?
Franck Gervais 1:56 ↗
So they come to us rather for the week when they are at Pierre et Vacances, rather for 4 days when they are at Center Parcs. Effectively, the length of stay tends to increase because more and more we become a place from which our clients will go around to visit. So we leave the park. Before, people asked, 'Can we leave Center Parcs?' Yes, and we even recommend it. We have many partnerships with tourism offices. When you are at Center Parcs in Three Forests, you will definitely visit Moselle, the surrounding zoo, because we tell you to enjoy and not stay only with us.
Interviewer 2:31 ↗
What about reservations for the ski stations opening this weekend? How do you see reservations? It seems that for Christmas there is a serious boom.
Franck Gervais 2:42 ↗
Yes, they are very good so far. For Christmas holidays, we are already at over 80% occupancy rate. For February, it's nearly 70%. And what we have seen for 2 years now is that reservations are made earlier and earlier to secure your location. So we are typically the stations that are booming this year: Les Arcs, Avoriaz, Méribel, so the classics rather. In apartments, we said premium, that's what goes first. They have 5 points more occupancy. And then we have last-minute, weeks before, so in the next two weeks quite a few customers will still decide because there are still many offers available to say, 'Hey, where am I going? I have a little flexibility of choice in offers, I decide at the last moment and I book.'
Interviewer 3:27 ↗
And for which clientele? What is the proportion of French clientele and foreign clientele?
